Reporting a Maintenance Issue
To report a maintenance issue, please email our dedicated maintenance team. Include as much detail as possible along with photographs to help us understand and resolve the problem quickly.
Please do not call the office for maintenance enquiries. Our office team are unable to process maintenance requests by phone, which will delay your request.

Before You Report
Many common issues can be resolved quickly without an engineer visit. Please check the guidance below before submitting a maintenance request.
Heating & Boiler
- Check the boiler pressure gauge — it should read approximately 1.5 bars. If low, use the filling loop to top up the pressure, then restart the boiler.
- Try switching the boiler off and on again to reset it.
- If the issue is simply low pressure and an engineer is called out, the cost of the callout will be passed to the tenant.
- If you have a prepayment gas meter, never allow it to run out. This can cause a boiler lockout and the cost of an engineer to relight will be charged to the tenant.
Electricity Trips
- Locate your consumer unit (fuse box) and check if any switches have tripped to the off position.
- Unplug all appliances from the sockets.
- Flip the tripped switch back on.
- Plug appliances back in one at a time to identify which item is causing the trip. If you identify a faulty appliance, stop using it and report through maintenance.
Water Ingress
From the property above:
- You must contact the property above directly to alert them to the leak.
- If the situation is urgent and you cannot reach the neighbour, contact the fire brigade who can isolate the water supply. Then report any damage through maintenance.
From the roof:
- Place a bucket or container to catch the water and minimise damage.
- Report the issue through maintenance. Please note that roof repairs cannot be carried out during severe weather conditions.
Washing Machine Issues
- Before reporting, check the pump filter for blockages (usually located behind a small panel at the bottom front of the machine).
- If a blockage is found to be caused by a tenant's personal item (e.g. coins, hair clips), the cost of the callout will be charged to the tenant.
Blocked Sinks & Toilets
- Try pouring boiling water down the drain followed by a shop-bought drain unblocker before reporting.
- Never flush baby wipes, makeup wipes, kitchen roll, or sanitary products down the toilet — only toilet paper should be flushed.
- If a blockage is found to be caused by items that should not have been flushed, the cost of the callout will be charged to the tenant.
Condensation & Mould
- Open windows regularly to allow fresh air to circulate, even in colder months.
- Always use extractor fans when cooking or bathing.
- Avoid drying clothes on radiators — use a clothes horse near an open window or a tumble dryer where available.
- Heat the property consistently rather than in short bursts, as uneven heating encourages condensation.

For genuine emergencies outside office hours — such as flooding, gas leaks, or security issues — please call our main office number. Outside office hours, you will hear a recorded message providing an emergency mobile number to reach our team.
